Most premium homes lose something in the handovers — between the designer and the vendor, the drawing and the site. Aiti closes that gap by owning the whole of it, through two subsidiaries. Millborne produces to specification. Fulcro coordinates every trade on site. One accountable name, from first sketch to move-in.

Our design team studies the world constantly — materials, methods, the way great spaces hold composition. Everything is filtered through Aiti's own point of view before it reaches a home. We're never behind a trend, because we're never following one.
The Integration

Not the designer alone. Not a contractor. Not a vendor. From first sketch to move-in day, Aiti answers for the entire outcome. The integration isn't a feature we added — it's the structure that makes the design promise deliverable. It runs through two subsidiaries Aiti owns outright.
(01) Manufacturing
Millborne — Aiti's manufacturing subsidiary.
Millborne produces what Aiti designs — millwork, kitchens, wardrobes, furniture — to specification, in-house. What design imagines is realised exactly, not interpreted by a third party who never sat in the room.
Also works with architects and design professionals who need manufacturing their own projects can't supply.
(02) Execution
Fulcro — Aiti's execution subsidiary.
Fulcro takes the design to site — civil, electrical, plumbing, lighting, automation, and the coordination of every trade — under one accountability, quality-checked at every milestone. The moment where most projects lose their intent is the moment Aiti owns outright.
Also engaged by architects and contractors who need execution capacity at this standard.
